This winter has been an especially harsh one with several heavy
snows. Unfortunately, ice dams and the leaks they cause can be the result. As
this video illustrates, attics that are too warm is the main cause of ice dams.
The following are tips that can alleviate these issues and keep your home
protected from leaks and roof damage.
* Inspecting the insulation in your attic and adding
additional insulation if needed.
* Inspecting the roof ventilation system and installing
ridge and eave vents which help improve circulation.
* Installing ice and water shields under the shingles at
the edge of roofing system.
* Installing electric heat cables in gutters and along
the roof system edges.

ReplyDeleteI believe ACM has a responsibility to install heated gutters AND send maitenance to break up excess ice on the roof. Many people are experiancing internal leakage in the front hall closets over many years. If your unit faces North as mine does, the snow doesnt melt fast enough. This is rooted in an exterior problem which we are all shelling out $300 plus in assocation fees for rude irresponsible service attitude! In the meantime I am hanging out my bedroom window, chopping at the ice on my own. Thanks for the service acm... The ice build up on my steps even with salt is out of control. we need heated gutters and an exstension on the roof drain pipe to the end gutter. This is a design flaw that can be easily fixed. So why is everyone experiancing this problem and still shelling out money to an assocation that refuses to address the problem??????
ReplyDeleteManagement’s role in the maintenance of all Association property is to carry out the directives given to us by the Board of Directors in order to accomplish the standards and execute the policies and procedures they have established for their community. It is also management’s role to advise the Board in how to best maintain or improve their association and to make sure that it is done in the most economical and efficient way.
ReplyDeleteIce damming is a situation that can be lessened thru the installation of heat cable, but it is not a 100 % guaranteed solution to the problem. Although this winter has been severe, with extreme snow and freezing temperatures, this is not a usual occurrence. ACM encourages each of our boards weigh the cost of installing heat cables and other remedial work versus how much benefit would be received for the investment. Homeowners are also encouraged to attend board meetings to become better familiar with what goes into the decision making process.
