Project Management Services





The management of construction/capital projects requires knowledge of property management as well as an understanding of the construction process. Associations may have projects, large and small, but each has its own unique qualities. Although most projects do not require a specialty trained project manager to run them, there are projects that can benefit from a project manager who can improve efficiency, minimize disruption, reduce costs, and improve results. Although our licensed community managers are knowledgeable in various building and construction processes, ACM Community Management offers experienced Project Management Services to all of our communities which compliment your community manager’s duties and ensure contract requirements are met.

The Project Management services include but are not limited to;
  • Facilitating a pre-construction meeting with all trades, property manager and representatives of the Board to discuss scheduling, phasing, site logistics and other expectations.
  • Performing site inspections as determined in the contract.
  • Ensuring contractor has secured and paid required permits.
  • Tracking and recording the progress of the project.
  • Confirming validity and quantities of change orders and process all change order requests.
  • Gathering, reviewing and approving any lien waivers.
  • Approval of progress payments.
  • Approval of per unit invoices, if applicable.
  • Confirming proper notices are posted and proper lines of communication are in place with homeowners and Board Members.
  • Limiting disruption to the community.
  • Provide project e-Reports to the Board of Directors on a weekly basis.

Following the above protocol, the Association increases the probability that the project meets the contract specifications, will be on time, on budget, and serve the requirements of the homeowners of your Community Association.

ACM and Board Member Education



ACM Community Management feels that an educated Board of Directors is an effective Board of Directors. So we have made a commitment to the betterment of our Boards by providing and encouraging education and training.  These opportunities come in many forms and in many venues.


The field of property management is a fluid and ever-changing arena, as can recently be attested to with the Palm versus 2800 court decision, and Board members need to be aware of and accepting of these changes.  How can they be prepared for what is out there now and for what lies ahead?

ACM provides quarterly seminars given by professionals in the property management field, including some of our own licensed managers and senior staff.  These seminars are held in various areas of our market to give each Board the opportunity of taking advantage of these programs.  We also write articles in trade publications and participate in CAI and ACTHA trade shows and events. Joining these organizations and actively participating in what they have to offer compliments the offerings from ACM. 

ACM is also glad to customize educational sessions and bring them to your location.

As we all know, learning is a life-long endeavor and ACM is filling the need in property management education.

ACM Community Management Managers



The key to any successful property management company is the quality of the people they have working for them and how much emphasis they put on their personnel hiring process and how serious they are about having the best management candidates available to choose from.

Some of the functions that our community managers perform are; regular site inspections and E-Report generation, production of monthly management report packages, meeting with vendors and contractors, attending project status and Board meetings and keeping the Board focused and results-oriented.
