The
management of construction/capital projects requires knowledge of property
management as well as an understanding of the construction process.
Associations may have projects, large and small, but each has its own unique
qualities. Although most projects do not require a specialty trained project
manager to run them, there are projects that can benefit from a project manager
who can improve efficiency, minimize disruption, reduce costs, and improve

The
Project Management services include but are not limited to;
- Facilitating a pre-construction meeting with all trades, property manager and representatives of the Board to discuss scheduling, phasing, site logistics and other expectations.
- Performing site inspections as determined in the contract.
- Ensuring contractor has secured and paid required permits.
- Tracking and recording the progress of the project.
- Confirming validity and quantities of change orders and process all change order requests.
- Gathering, reviewing and approving any lien waivers.
- Approval of progress payments.
- Approval of per unit invoices, if applicable.
- Confirming proper notices are posted and proper lines of communication are in place with homeowners and Board Members.
- Limiting disruption to the community.
- Provide project e-Reports to the Board of Directors on a weekly basis.

probability that the project meets the contract specifications, will be on
time, on budget, and serve the requirements of the homeowners of your Community
Association.
